Start with four fixed constraints — what the slab will carry, what the electrical board delivers, where the existing drainage falls, and whether equipment can physically reach the room. Place heavy wet elements over load-bearing lines, design the heat-cold-shower sequence as a circuit four steps apart, and cap services in the wall for anything you cannot afford yet.
New-build wellness rooms are easy: you draw the drain where you want it. Retrofits are where the design work actually happens, and in Kathmandu almost everything we do is a retrofit.
Start with the four fixed constraints
- —Structure — what the slab will carry, and where the load-bearing lines run.
- —Supply — what the board can deliver today, and what an upgrade would cost.
- —Drainage — where the existing fall goes, and whether you can reach it.
- —Access — whether the equipment can physically get to the room.
Everything else is negotiable. Those four are not, and a design that ignores any of them turns into a variation order on site.
Put the heavy, wet things on the structure
A filled plunge is around 600 kg; a five-seat whirlpool is closer to 1,850 kg; a stone hammam bench with users on it can exceed 900 kg. Place them over a load-bearing wall or a beam and the structural question usually disappears. Place them mid-span and it becomes the largest line in the quote.

Build your wellness spaceDesign the sequence, not the equipment list
A wellness room is used as a circuit: heat, cold, shower, rest. If the plunge is fifteen steps from the sauna door, people stop using it. Four steps is the target, and it is a layout decision that costs nothing if it is made early.
Leave the services in the wall
If the budget only covers a sauna today, run the drain, the water and the circuit for the steam room or plunge now and cap them. The cost while the wall is open is trivial. The cost afterwards is the wall.
