What a home sauna actually costs in Nepal

The cabin is rarely the expensive part. Here is where the money actually goes on a residential sauna, and which line items people forget until the quote arrives.

A finished home sauna in Nepal is roughly half equipment and half everything else. The cabin and heater are about 50% of the total; electrical work, room preparation, ventilation and installation make up the rest, and that half varies far more between houses than the equipment does. Nobody can quote a sauna honestly without seeing the space.

Almost every enquiry we receive starts with the same question, and almost every answer online is a price for a cabin sitting in a warehouse in another country. That number is real, and it is also about half of what a working sauna costs by the time it is running in your house.

The five things you are actually paying for

  • The cabin or room build — timber, insulation, vapour barrier, glazing, benches.
  • The heater and control — sized to the room volume, not to a price point.
  • The electrical work — a dedicated circuit, often a supply upgrade, sometimes three-phase.
  • The room preparation — levelling, waterproofing where it is wet, ventilation, and a drain if the room needs one.
  • Installation and commissioning — delivery, assembly, testing, balancing and handover.

On a typical Kathmandu residential project, the cabin and heater together are around half the total. The electrical and room preparation work is most of the rest, and it is the part that varies most between houses — which is why nobody can quote a sauna honestly without seeing the space.

What makes one house more expensive than another

Single-phase caps the heater at ~4.5 kW; upgrading costs more than the heater
Ceiling height
Below 2100 mm forces a bench redesign, or a lower bench and less heat
Floor
Tile or sealed stone is straightforward; timber floors need a build-up
Drainage
Optional for a dry sauna, essential once steam or a plunge is involved
Access
A cabin is delivered flat-packed, but it still needs 900 mm of clear route

  • A supply upgrade, where the house cannot carry the heater on the existing board.
  • Ventilation — a sauna without an inlet and an outlet heats unevenly and smells stale within a month.
