What maintenance a sauna and steam room actually need

A short, honest list of what wears out, how often, and what happens if you skip it — for homes and for commercial rooms.

In short

A sauna needs stones repositioned annually and replaced every two to three years, elements inspected yearly and vents kept clear. A steam room needs descaling every three to six months depending on water hardness, a verified auto-drain after each session, and quarterly cartridge changes. A cold plunge needs cartridges every four to eight weeks and a quarterly condenser clean.

Wellness equipment does not fail randomly. It fails from scale, from moisture in the wrong place, and from filters nobody changed. All three are predictable, which means all three are avoidable.

Stones
Reposition annually, replace every 2–3 years — they crack and choke airflow

Inspect annually; replace when heat-up time drifts past 20% of new
Benches
Clean and re-oil annually with a sauna-grade oil, not a floor finish
Ventilation
Check the inlet and outlet are clear — the most common cause of uneven heat

Descaling
Every 6 months on treated water; every 3 on untreated valley supply
Auto-drain
Verify it operates after each session — this is what prevents scale
Water treatment
Cartridges quarterly, salt monthly, dosing calibration twice a year
Silicone and grout
Inspect annually at the five junctions that fail
